Rehabbing a Home? Here are Some Skills You Need to Know

Drywall/ Plaster Repair In the city where I do most of my rehabilitation work, all the houses are 90 to 100 years old. Cracks and holes in the plaster are common. Often, holes in ceiling plaster are the result of water infiltrating either from the roof, or from a split plumbing line. Holes in walls are often the result of vandalism, but could be the sign of more serious foundation issues. Once the root cause is fixed I normally patch the area with inch drywall. Perform this task by placing a piece of inch drywall over the hole (lathe must be present behind the drywall). Secure the drywall to the hole with at least 2 drywall screws. Insert your rotozip near the edge of your hole and cut the drywall by pressing the rotozip blade against the remaining plaster. Once your piece is cut, secure it with multiple drywall screws, mud the gaps, tape, re-mud then sand to a smooth finish.

Basic Water Pipe Repair If you are working on a foreclosed home that has sat over the winter it is important to inspect for burst water pipes in the basement and walls. The hardest part of the repair is finding all the leaks. You do this by turning on the water, listening for falling water, then visually inspecting where the water is coming from. Once you find the leak, cut out the old section of pipe and cut a section of new pipe to replace it. Rough up the end of the old and new sections of pipe with your sandpaper. The easiest solution is to buy a Shark-Bite coupler and push into place. No flame is required for this repair..

Drain Repair Clogged drains are a very common problem. When a working drain gets clogged, Draino or a quick snake will often do the trick. If that doesn’t work, unscrew the drainpipe and inspected for clogs. In a vacant house, a clog can become impenetrable. If you encounter such a clog, you need to cut it out and replace that section of drain. Once the clog is cut out, cut a similar length of PVC pipe to replace it. Either connect the new pipe to the old with PVC connectors or with a fernco connector. If you use the PVC connectors make sure that you clean the old pipe thoroughly and apply PVC cement to ensure a proper seal. Many plumbers apply pvc cement or pipe dope even if the pieces they are putting together are threaded.

Replacing Light Fixtures Be sure the power is off to the fixture by checking the wires with a voltage meter. Remove the old fixture. Strip off a section of the wire casing and attach your new fixture with wire nuts and electrical tape. Insure that no unexposed wire remains. Since each fixture will come with its own set of instructions, be sure to read those instructions thoroughly to insure proper installation. Electricity can cause severe injury if you do not follow instruction implicitly.

Window Installation Carefully remove the old window. Be sure not to damage the old wood frame and the window sill. Once the window is removed place wood shims on the exterior of the sill and level the shims. Secure the shims. Place the new window in the opening. Place more wood shims along the sides at the top, middle and the bottom. Once the sides are secure, make sure you can easily open and close the window. Fill the gaps around the window with expanding foam insulation or fiberglass insulation.

Refinishing Wood Floors First remove the old carpet. Then remove all of the tack strips, staples, nails and quarter round molding. Once the floor is clean, run your drum sander with the grain of the wood. It is very important that you keep the drum sander moving at all times though. If you leave it sit it will quickly eat into the floor, leaving the finished floor wavy looking. Start with 36-grit sandpaper, then 80-grit, and then 100-grit. Once the main body of the floor is sanded, do the edges with an edge sander using the same grits of sandpaper that you used on the main floor. When all the sanding is complete, sweep the floor, and then vacuum the floor. Apply your choice of stain or apply polyurethane directly to the wood. Finish with 2-3 coats of polyurethane. Replace the trim molding along the floor.

Laying Tile Start by removing the old coverings whenever possible. Once the old covering has been removed put down a cement backerboard over the entire area to be tiled. Fill in the joints of the backerboard with mortar. Begin tile installation by troweling on a thin application of mastic over a three to four foot area. Set the tile in place and push gently to secure the position. Continue in this fashion until the tiles are all in place. Allow the mastic to dry for 24-hours before grouting. If you are laying a natural stone tile be sure to seal the tile prior to grouting. If you don’t, the tile will appear hazy. Remove all tile spacers. Mix the grout and push the grout into the seams using a rubber float. Immediately wipe up excess grout with a damp sponge. After an hour or so, wipe down the tile with a piece of cheesecloth to get rid of the haze on the surface.

Texturing a Ceiling To get a perfectly textured ceiling, dip a paint roller with a long (4 foot) handle into a bucket of top-coating mud. Roll the mud onto the ceiling. Push your texturing brush into the mud and pull back quickly to create a random dimple pattern all across your ceiling. After it dries finish by painting with a white ceiling paint or a color to complement your walls.

Painting a Room Prior to painting any room, always inspect the surface of the walls. Take the time to fix any small pinholes or cracks with spackling paste and sand to s smooth finish. Once the walls are smooth, look for gaps between the walls and the trim. Fill the gaps with caulk and smooth the caulk with a wet finger. Paint the trim first with a white semi-gloss paint. Next, apply one coat of latex primer to the surface of the walls using a roller. After the primer dries apply your paint. A flat latex paint is the best choice for hiding small imperfection in your walls surface. Two coats of paint will generally provide complete coverage. To edge the walls, apply painter’s tape to the trim, and brush the paint onto the edges. After you have painted the edges, remove the painter’s tape and you’re done.

Landscaping The exterior is the first impression people will get of your house. Take time to remove all the overgrown 1950’s era plants and replace them with smaller more modern looking plants. After removing the old shrubs, cultivate the bed and mix in organic materials like manure, compost or peat moss. Arrange your new plants on top of the beds. Once you are happy with the arrangement, remove any burlap or plastic and plant them. Be sure not to bury the root balls of shrubs. You want to plant the shrub with just a little of the ball showing above the ground surface. Follow spacing instruction on the containers so that your new landscape doesn’t look like overgrown in two years. After planting the large landscape in this fashion, take time to plant flowers around your new plants and enjoy your new look.

Resolved Question: Property in New Zealand?
I’m not to familiar with the geography of New Zealand, so I was wondering what area would be best to live in. Naturally I’m going to go before hand, and take a little tour of the land, but for the mean time, what part of New Zealand is the nicest place to live? Note that I want to live in a lightly populated area, either a village, or a rural country side. I want to own a plot of arable land, one to ten acres or more, depending on what’s available(and inexpensive), and access to a source of water (lake, pond, river, etc.). What Are Trend Following Indicators?

Looking into trend following indicators which is a way that people will use to invest in the stock market. This strategy will be used to compare how stocks have done in the past, the trend of ways they have moved on the stock market.

With this method you will watch the way that the market goes and invest according to those movements in the past on the stocks. You will look at current market price for the stock, moving averages, and also any breakouts that have happened in the past.

People who use this method are not forecasting what will happen but they are following a trend and using it. This method will use three main components. Current price of stock, equity level and current market volatility. How much you buy or sell will be determined prior to buying of the stock and be based on volatility.

Not a method that will be used on new stock that hasn’t yet established any trend, but on those old standbys that have been around for a while. Price is always a top consideration when using trend following indicators. When a trader is using this method they will try and use indicators to figure ups and downs in the market.

Also how much will be traded during the trend will need to be figured out as well. If the market is at high volatility though trading will most likely be reduced in order to cut the losses on the trades. If you use trend following indicators, price and time are always going to be very important.

With trend following indicators you should be able to answer the following questions. When you enter the market, how many shares you will trade at a time. Money that will be risked for each trade, how will you cut your losses on a trade, and what to do when the trade becomes profitable?

Give That House A Second Look Before You Buy It

Although owning a home may be a dream come true for most people, make sure you are firmly grounded in reality when you begin your search for your fairy tale castle. It’s important to use your head and consider the practical aspects of home buying before jumping into a real estate contract. Make sure you ask the right questions and get the right answers.

If you are buying a home for the first time you should take the time to learn something about real estate. Make sure you understand the terms of real estate contracts and mortgages. Don’t buy a home that costs more than you can afford to spend. Make sure the house doesn’t need expensive repairs.

Consider the neighborhood. Are the other homes well kept? Look into crime statics for the area. Keep in mind that homes in upscale neighborhoods come with upscale price tags. Make sure the house is in good repair, or that the seller will do necessary repairs before the sale. Make sure you lender will provide a mortgage.

If the home need repairs and the seller is not willing to complete the repairs, you may still be able to buy the home. Try to use repair issues to leverage for a lower price. The mortgage company may require an escrow for major repairs, so if you can’t put up the money you may be unable to get a mortgage. The most important areas of the house to check are the basement and the roof. Look for evidence of leaks or flooding. Mold can be a serious and expensive problem.

Many homes are sold with the kitchen appliances. Look at the appliances. How old are they? Are they energy efficient? Will you have to replace some or all of them in the near future? Look at the countertops and cabinets. Do they need repairs or replacement? Does the house have city water or well water? How old is the well and the well pump? Look under the sink for leaks. Is the house city sewage or septic? How old is the septic system?

In the bathroom, are there bath cabinets? Well maintained bath cabinets should be an asset not a collapsing liability. Look at the plumbing; turn on the tap and flush the toilet. If it works fine, there won’t any problem. To be sure, bring along a plumber to inspect the plumbing in all areas – kitchen, bath, garage, and at the backyard.

Visit the attic should to check it for water stains and the durability of the structure. Does the attic have ventilation and insulation? After you have done the rounds of the interiors, check out the exterior. Are the doors and windows secured? How many entrances are there? Does the house have a fire escape?

After the interiors and the exteriors, check out the neighborhood. Do some research about the crime rate in the area. Is your house vulnerable to break-ins? Is the next neighbor a mile away? Are the houses crammed into a little neighborhood? After visiting the house on a nice sunny day, visit it on a rainy day to see how it fares. If there’s no problem, then make a deal according to the mortgage you can afford.

Real estate flipping has become very popular, thanks to a glut of television shows on the subject. Before you take on this project, be sure it is right for you.

Before you make an offer, make sure the property is in a great location. Are there many homes for sale in the area? Are their churches, schools and stores nearby? Is there a lot of crime? Are there any liens or special tax assessments on the property? Most of us would need to obtain loans for property investment. So it is good to consider the long-term consequences. If you are interested in flipping a house, be sure you have the expertise, the time and the money to do the work. What You Need to Know About HVCC Guidelines

The sole purpose of the HVCC is to protect property appraisers from being forced into overvaluing the property in order to help get the mortgage or refinancing loan approved. The HVCC guidelines aren’t a law contrary to what some believe. They are guidelines that Freddie Mac and Fannie Mae have put into place. Since Fannie Mae and Freddie Mac ultimately purchase about 80% of mortgages in the United States, however, these guidelines essentially govern the entire mortgage market. Under HVCC guidelines, mortgage brokers and lenders cannot hire their own appraisers to determine the value of a property. As such, they generally must go through an appraisal management company to assign an appraiser.

While there are many reasons for the implementation of the HVCC guidelines, the main reason is because inflated appraisals have been largely blamed for the inflated housing prices that helped create our current economic situation. HVCC guidelines were therefore put into place in order to help prevent the problem from occurring again. Apparently reasonable, these guidelines though they seem reasonable on the surface, have lead to a multitude of complaints from mortgage brokers, appraisers, and real estate agents.

The main complaint against the HVCC guidelines is the fact that it slows down the entire loan approval process. Of course, during a time when we are trying to jumpstart the economy, slowing down the loan approval process is certainly not something that most people want to see.

HVCC guidelines result in an increase in fees that consumers have to pay for their appraisals and this forms another complaint. At one time appraisals used to cost about $200 to $300 to complete, they now cost $400 or more because mortgage brokers and lenders have to pay the appraisal management company for its services.

Some critics also say about the HVCC guidelines, that they also force real estate agents and lenders to work with appraisers who are not as skilled as independent appraisers. Also, they claim that appraisal management organizations are hiring appraisers from other regions, which means they are not familiar with the local markets and are giving more than due weight to distressed properties and foreclosed properties when determining their appraised values. Hence, they are actually getting more inaccurate appraisals by being forced to work through appraisal management companies. As a result, they say more sales are failing to close.

The bottom line for you someone who wants to refinance your home or as a buyer is that you may find yourself spending more on your appraisal than you would have prior to the HVCC guidelines being put into place. In addition, the process of getting your loan will likely take about a week longer than it used to. You should also be aware that, although you and the lender cannot select the specific appraiser that you want, you do have the right to insist on receiving one who is properly qualified to assess the particular property you are interested in financing. Exercise this right in order to get the best results possible.
