Skills to Help You Rehab a Home

Drywall/ Plaster Repair When rehabbing old houses, cracks and holes in the plaster are common. Often, holes in ceiling plaster are the result of water infiltrating either from the roof, or from a split plumbing line. Holes in walls are often the result of vandalism, but could be the sign of more serious foundation issues. Once the root cause is fixed (see basic water repair section) cut a square area and replace with inch drywall. Once your piece is cut, secure it with multiple drywall screws, mud the gaps, tape, re-mud then sand to a smooth finish.

Basic Water Pipe Repair If you are working on a foreclosed home that has sat over the winter it is important to inspect for burst water pipes in the basement and walls. The hardest part of the repair is finding all the leaks. You do this by turning on the water, listening for falling water, then visually inspecting where the water is coming from. Once you find the leak, cut out the old section of pipe and cut a section of new pipe to replace it. Rough up the end of the old and new sections of pipe with your sandpaper. The easiest solution is to buy a Shark-Bite coupler and push into place. No flame is required for this repair..

Drain Repair Drains work by using the force of gravity to expel wastewater down and out of the house. Improperly working drains can be the result of improper pitch in the drain line or a clog. Clogged drains are a very common problem. When a working drain gets clogged, Draino or a quick snake will often do the trick. If that doesn’t work, unscrew the drainpipe and inspected for clogs. If a clog is found in there, simply remove the clog, replace the drain and test the drain. In a vacant house, a clog can become impenetrable. If you encounter such a clog, you need to cut it out and replace that section of drain. Using a saw or grinder cut out the clogged section of pipe. Once the clog is cut out, cut a similar length of PVC pipe to replace it. Either connect the new pipe to the old with PVC connectors or with a fernco connector. If you use the PVC connectors make sure that you clean the old pipe thoroughly and apply PVC cement to ensure a proper seal.

Replacing Light Fixtures Remove the old fixture by unscrewing the wire nuts or by cutting the wires. Strip off a section of the wire casing and attach you new fixture with wire nuts. Be sure to tape off any exposed wire with electrical tape. Since each fixture will come with its own set of instructions, be sure to read those instructions thoroughly to insure proper installation. Electricity can cause severe injury if you do not follow instruction implicitly. You should always use an amplitude meter to insure that power is off to the fixture to avoid electrocution.

Window Installation Carefully remove the old window. Be sure not to damage the old wood frame and the window sill. Once the window is removed place wood shims on the exterior of the sill and level the shims. Secure the shims. Place the new window in the opening. Place more wood shims along the sides at the top, middle and the bottom. Once the sides are secure, make sure you can easily open and close the window. Fill the gaps around the window with expanding foam insulation or fiberglass insulation.

Refinishing Wood Floors I rent a lot of the homes that I rehab. If I re-carpet, I will probably have to o it again after the first tenant moves out. If I refinish the hardwood floors, I can re-rent it over and over without much hassle. Remove all of the tack strips, staples, nails and quarter round molding. Once the floor is clean, run your drum sander with the grain of the wood. Working a drum sander is a lot like working a self-propelled lawn mower. It is very important that you keep the drum sander moving at all times though. If you leave it sit it will quickly eat into the floor. I start with 36-grit sandpaper, then 80-grit, and then 100-grit. Once the main body of the floor is sanded, do the edges with an edge sander using the same grits of sandpaper that you used on the main floor. When all the sanding is complete, sweep the floor, and then vacuum the floor. After vacuuming, I like to lightly mop the entire floor. Allow the floor to dry then apply a stain of your choice. Allow to dry then coat with 2 – 3 layers of polyurethane. Replace the molding.

Laying Tile The key to a good tile project is a good foundation. Whether you are tiling a wall or floor, the foundation must be plumb or level and the surface must be flat. Once the old covering has been removed lay a product like Hardi-Backer, an extremely durable cement-based product. Begin tile installation by troweling on a thin application of mastic over a three to four foot area. Set the tile in place and push gently to secure the position. Place a spacer next to the tile and position the next piece. Continue in this fashion until the tiles are all in place. Allow the mastic to dry for 24-hours before grouting. If you are laying a natural stone tile (travertine, slate, marble) be sure to seal the tile prior to grouting. If you don’t, the tile will appear hazy. Remove all tile spacers. Mix a grout color of your choice, push the grout between the tiles with a rubber float and clean up all excess grout.

Texturing a Ceiling Ever wonder how those skilled craftsmen got your ceilings textured so randomly yet so perfect. It’s easy, and there is very little skill involved. Dip a paint roller with a long (4 foot) handle into a bucket of top-coating mud. Roll the mud onto the ceiling. Cover a ten-foot by ten-foot area. Push your texturing brush into the mud and pull back quickly to create a random (yet perfect) dimple pattern all across your ceiling. After it dries finish by painting with a white ceiling paint. (Note: This project can be messy. Either do it before you put your floors in or cover them completely. )

Painting a Room Prior to painting any room, always inspect the surface of the walls. Take the time to fix any small pinholes or cracks with spackling paste and sand to s smooth finish. Once the walls are smooth, look for gaps between the walls and the trim. Fill the gaps with caulk and smooth the caulk with a wet finger. Paint the trim first with a white semi-gloss paint. Next, apply one coat of latex primer to the surface of the walls using a roller. After the primer dries apply your paint. A flat latex paint is the best choice for hiding small imperfection in your walls surface. Two coats of paint will generally provide complete coverage. To edge the walls, apply painter’s tape to the trim, and brush the paint onto the edges. After you have painted the edges, remove the painter’s tape and you’re done.

Landscaping Most foreclosed houses have neglected exteriors. This is a key area in reselling or renting out your house. The exterior is the first impression people will get of your house. Most of the time, I remove all the overgrown 1950’s era plants and replace them. If there are any good plants in the landscape, I try to remove them in a way that they can be re-used in the landscape. If they are too large to remove, prune them to improve their appearance. After removing the old shrubs, cultivate the bed and mix in organic materials like manure, compost or peat moss. Arrange your new plants on top of the beds. Once you are happy with the arrangement, remove any burlap or plastic and plant them. Be sure not to bury the root balls of shrubs. You want to plant the shrub with just a little of the ball showing above the ground surface. Follow spacing instruction on the containers so that your new landscape doesn’t look like overgrown in two years.

What are Interest Rates Up to? Should I Buy a Home?

Of the many decisions you try to make correctly when you are deciding on a mortgage, timing the interest rate may be one of the biggest. Those who think rates will increase want to buy now and take advantage of currently lower rates, and those who think they will decrease want to wait until a more opportune time.

How are these interest rates fixed in the first place, and will understanding that help in the decision making process? The price of money is interest rates, and if you understand what will affect the price of money, you will know better what affects interest rates, which includes your home loan rate.

The first factor to examine regarding interest rates is the inflation rate. Inflation is measured by two important indicators called price indicators. These are the PPI and the CPI, the producer price index and the consumer price index.

The Producer Price Index (PPI) measures the changes in producers producers need to pay to produce goods. Increases in the Producer Price Index means higher prices for finished goods, and that means inflation.

The Consumer Price Index (CPI) measures changes in prices of a fixed ?market basket? of consumer goods. Most people are more familiar with CPI because it more directly has an affect on what they pay for goods. Often, to remove some of the volatility of the CPI, analysts will look at core inflation, which removes energy and food prices from the formula. This leaves what is considered the ?core? inflation rate which is a better indicator of overall prices and inflation.

GDP is the next typically used indicator of how inflation and therefore interest rates will act. The Fed (Federal Reserve Bank-the Central Bank of the United States) is responsible for maintaining the economy on an even keel-not a lot of growth, which will cause inflation and not too little, which will cause a recession. Central banks act in the money markets to influence the money supply to slow the economy down or speed the economy up.

An additional important indicator is the unemployment rate. If unemployment is down, the resulting increased wages will be an inflationary influence. If unemployment is up, the resulting decreased wages will mean inflation will be down. This is called the wage price spiral; increased wages lead to higher prices, decreased wages to decreased prices.

Keeping track of these interest rate indicators will assist you to decide when it is a good time to enter the home loan market. A general rule is falling GDP and increasing unemployment will lead to lower interest rates. Increasing GDP and low unemployment means the economy is picking up and you can expect higher interest rates in the future.

The Circuit Court, Sixth Judicial Circuit, Tripp County, Marvin S. Talbott, J., entered judgment in favor of insured, and insurer appealed. The Supreme Court, Hertz, Circuit Judge, held that: (1) though auctioneer was insured seller’s agent in auction of house which was to be removed from his farmstead, this did not establish authorization to execute instrument of conveyance on behalf of insured; (2) sale of the house was not a sale of an interest in land, and thus provisions of the Uniform Vendor and Purchaser Risk Act did not apply; (3) insured seller retained an insurable interest in the house after auction sale but before it was removed; and (4) insured was entitled to prejudgment interest only from the date of refusal of claim and not from date of fire.

Insurer claims the trial court erred in the awarded judgment, and in the prejudgment interest calculation. We affirm, and modify the prejudgment interest award.

In a newspaper display advertisement Toman advertised his public auction for September 23, 1981. Among the items listed for sale was a 24 foot by 40 foot house which was to be removed from Toman’s farmstead. Prior to the auction sale, the auctioneer announced that the house had to be removed under terms negotiated by the buyer and Toman.

Resolved Question: wild marijuana in minnesota?
I was wondering if wild marijuana plants grow and spreads at a fast rate in Minnesota
I know marijuana grows pretty good over in minnesota, and it can spread if not controlled…… the spreading of wild marijuana in minnesota might be a problem because ive found wild marijuana growing at our school and its on our property and we have land in SD and theres probably about a thousand wild marijuana plants growing around there…..(well there was a few years ago now its all taken) but anywayse back to my queston

Why is there so much wild marijuana growing in south west MN, and why dont the police or someone try to get rid of it cuz its spreading like weeds over here, and whats the best places for marijuana to grow in the wild (I live in a river valley so that might help it grow idk)
wow no wonder marijuana grows great here cuz all my 40 acers are in a river valley with rich dark soil and plenty of sunlight and its about 75 to 80 degrees most of the summer…. my property= perfect conditions for marijuana hahaha maybe ill start packing it up and see how much dry marijuana i can get

Resolved Question: The way of establishing peace and solidarity in the middle east.?
There are four major problems the Middle East has been unable to resolve:
1) Despite rapidly changing internal dynamics, democratization has not been achieved and the people are still not effective and influential in decision-making mechanisms and processes.
2) Economic resources are being wasted; no effective measures have been taken to deal with the problem of equitable distribution of income.

3) Islam and the civilian and political institutions of Muslims are ignored by the global system. When Muslims are asked to integrate with the modern world, they are expected to wholly accept the Western lifestyle, resulting in a war against their traditions that blames their religion for their lack of assimilation. This is simply cultural colonialism that will be followed by military, political and economic one.

During a recent visit to Saudi Arabia, President Abdullah Gül mentioned a secret enmity against Islam in the West. This should be taken into account. After the dissolution of the Soviet bloc, the global system replaced the Soviets with Islam and Muslims, defining the religion as its enemy. From a historical perspective, Muslims and their Prophet were satanic people in the subconscious of Westerners. The West pursues a deliberate policy by which it seeks to keep Islam out of the political system because if it is allowed in, the external threat — or the demon that needs to be dealt with — will be within the system.

4) The Palestinian question, the source of many problems in the region, is not fairly and justly addressed. Unless this question is resolved, there will be no peace and stability in the region and the world. Resolution is possible only if Israel complies with the UN resolutions, withdraws its troops from the occupied territories and establishes good ties with the countries in the region.

There is one thing that Israel should know: It may not keep the territories it occupied under its control by making references to Prophets Abraham, Yitzhak and Jacob. It may not claim any right over the area stretching from the Nile River to the Euphrates, arguing that it is the “promised land.” This will mean that wars and conflicts in the region will continue forever.

And another point that remains ignored is this: The international powers that established domination in the region leave a legacy of crisis in the region when they withdraw. They leave many issues unresolved so that the future of the region struggles with chronic crises and problems.

There is not a single country in the region that does not have problems with its neighbors. The resolutions and projects imposed by external actors will cause further disagreements, disputes and conflicts in the region.

It seems the vast majority of the problems in the region have been imposed by the West. The political map of the Middle East, its repressive regimes and its pathological problems are not ours; they are neither the property of Islam, nor are they the legacy of Islamic history. They were created by the Westerners who left these problems unresolved. To this end, it could be said that the Middle East is a straitjacket that the Western world put on the Islamic world.

Our region has been ruled by big states and empires throughout history; different religions, sects and ethnic groups have coexisted in these vast political entities. People and groups from different ethnicities, religions and races still live together without any problem in the region. Creating pure ethnic or sectarian worlds may lead to great suffering.

We are going through a critical juncture. There is one fact that we should be aware of while the region is being reshaped: No single nation state, ethnic group or sect will survive this crisis by acting on its interests alone.

Turks, Kurds, Arabs, Turkmen, Persians, Sunnis, Shiites, Christians and Jews should have a broader imagination for a new world. Without imposing values, restricting the rights and freedoms of others or denying the identities of others, we may end the suffering by relying on mutual dialogue, tolerance, solidarity and common interest.

We can make the Middle East our common house where everybody is allowed to speak their own language by converting it from a Tower of Babel.

The index of an ARM (Adjustable Rate Mortgage) is the financial standard upon which the rate changes will be made. These indices may be such things as the T-Bill rate, the rate of Federal Funds, or rates based on LIBOR.

The basic idea of an ARM is that the interest on the loan is adjusted up or down, on a periodic basis, based on a chosen underlying interest rate that is indicative of interest rates in general. If your index is CDs, and CDs go up, your mortgage rate goes up. ARMs have rate adjustment caps, which means that the rate on your mortgage will only go up at certain intervals (every three or six months, for example), so that if the CD rate goes up, you may not have an increased rate for a few months, if your rate just adjusted recently. But be aw are, however, that if you just readjusted at a higher rate, and your index rate goes down, you are stuck with the higher rate until the next adjustment period.

There are any number of ARM indices, and they include the CDs, LIBOR and government bonds mentioned. The Fed Fund rate is what banks pay to the Federal Reserve Bank to borrow money. LIBOR is the London Interbank Offered rate, which is the rate that commercial borrowers pay each other to borrow money.

The index is a personal choice, based on the individual loan, and how the borrower feels interest rates will be heading. If you would like a rate that is responsive to the interest rate market, you would choose the CD rate as your index. ARMs that have the Tbill rate as the index do not move as often as the CD index. LIBOR is one of the fastest moving indices, so if you want to take advantage of rapidly falling interest rates, this is the one to use.

An interesting, and possibly dangerous choice in interest rate choices is the option ARM, which permits the borrower to pick the “option” of choosing his mortgage payment each month. The idea behind these loans is that they are basically interest only loans, so you have to pay that minimum, and then you have the choice to pay more. There is a real danger in option mortgages that the mortgage will end up with negative amortization, which means the mortgage balance goes up instead of decreasing as it normally would.
