The Perfect Mortgage–Shopping At A Bank or Brokerage

There is no simple answer to the question of whether mortgage brokers or banks offer the best chance to find the ideal mortgage. This is because there are many different mortgage products available and each borrowers financial situation is unique. Further, the products available are subject to constant change and revision, so just because one lender seemed desirable six months ago does not mean it still is today. Nevertheless, there are still a few simple guidelines that can be followed to determine whether to use a bank or a broker.

In general, banks tend to be more conservative in their policies and practices and only offer their own line of mortgage products. However, they also know that the more products they sell to customers, the more likely they are to retain that customers business. For this reason, they frequently offer better terms and discounts to existing customers that are interested in one of their mortgage products. If a potential home buyer already has two or more accounts with a particular bank and has a notable amount of money held there, this bank should probably be the first place to look for a mortgage product.

Obtaining a mortgage through a brokerage may be a better choice if there is no strong relationship with a banker. A broker has many different products to offer because they represent several lenders with a wide variety of financial products. A good broker can do a lot to help find the ideal mortgage by studying the applicants situation completely so they fully understand the needs of the borrower. This puts them in a position to recommend the best possible mortgage product and lender for an individual. A broker can be invaluable by doing much of the beginning application work and advising clients on the best way to display their current financial statements.

Generally brokers do not receive payment until the mortgage is closed, although some do charge a fee up front. While this can mean that a broker will be invested in helping a client obtain lending, it also means that the broker wants the client approved for any loan, and possibly one that is not idea for the homebuyer. Inappropriate mortgage approvals were a big factor in the sub-prime mortgage bubble burst of 2007.

If one decides that a mortgage broker is the right way to go, it is essential to do some research beforehand to ensure that the broker is reputable. The first step is to compile a list of potential brokers, usually brokers that friends or family have worked with or others active in the area. After this list is compiled, do some online research into their background. Are they properly licensed? Have they received many customer complaints? Have they been involved in legal difficulties? Most of this information can be obtained online from the Better Business Bureau, the state Attorney Generals website, as well as from news sources. The potential home buyer should remove any brokers that are improperly licensed or have had a lot of complaints or legal problems.

Once the list of mortgage brokers has been made and research done, the next step is to interview each of them carefully. Remember that each broker represents many different lenders and has access to a distinctive list of mortgage products. The traditional story is familiar to American schoolchildren: the American Indians possessed a profound spiritual kinship with nature, and were unusually solicitous of environmental welfare.

According to a popular book published by the Smithsonian Institution in 1991, “Pre-Columbian America was still the First Eden, a pristine natural kingdom. The native people were transparent in the landscape, living as natural elements of the ecosphere. Their world, the New World of Columbus, was a world of barely perceptible human disturbance.”

If we are to avert environmental catastrophe, the not-so-subtle lesson goes, we need to recapture this lost Indian wisdom.

As usual, the real story is more complicated, less cartoonish, and a lot more interesting.

In his 1992 book Earth in the Balance, then-Senator Al Gore cited a nineteenth-century speech from Chief Seattle, patriarch of the Duwamish and Suquamish Indians of Puget Sound, as evidence of the Indians’ concern for nature. This speech, which speaks of absolutely everything in the natural world, including every last insect and pine needle, as being sacred to Seattle and his people, has been made to bear an unusually heavy share of the burden in depicting the American Indians as the first environmentalists.

The trouble for Gore is that the version of the speech he cites is a fabrication, drawn up in the early 1970s by screenwriter Ted Perry. (Perry, to his credit, has tried without success to let people know that he made up the speech.) Still, it was influential enough to become the basis for Brother Eagle, Sister Sky, a children’s book that reached number five on the New York Times bestseller list in 1992.

Earlier versions of the speech, also cited by environmentalists, are suspect for reasons of their own. But experts say that the intention of Chief Seattle is clear enough, and that it wasn’t to say that every created thing, sentient and non-sentient, was “holy” to his people, or that all land everywhere had an equal claim upon their affection. “Seattle’s speech was made as part of an argument for the right of the Suquamish and Duamish peoples to continue to visit their traditional burial grounds following the sale of that land to white settlers,” explains Muhlenburg College’s William Abruzzi. “This specific land was sacred to Seattle and his people because his ancestors were buried there, not because land as an abstract concept was sacred to all Indians.” Writing in the American Indian Quarterly, Denise Low likewise explains that “the lavish descriptions of nature are secondary” to the purpose of Chief Seattle’s argument, and that he was saying only that “land is sacred because of religious ties to ancestors.”

Environmentalists who have cultivated the myth of the environmental Indian who left his surroundings in exquisitely pristine condition out of a deeply spiritual devotion to the natural world have done so not out of any particular interest in American Indians, the variations between them, or their real record of interaction with the environment. Instead, the intent is to showcase the environmentalist Indian for propaganda purposes and to use him as a foil against industrial society.

The Indians’ real record on the environment was actually mixed, and I give the details in my new book, 33 Questions About American History You’re Not Supposed to Ask. Among other things, they engaged in slash-and-burn agriculture, destroyed forests and grasslands, and wiped out entire animal populations (on the assumption that animals felled in a hunt would be reanimated in even larger numbers).

On the other hand, the Indians often succeeded in being good stewards of the environment — but not in the way people generally suppose.

Although we often hear that the Indians knew nothing of private property, their actual views of property varied across time, place, and tribe. When land and game were plentiful, it is not surprising that people exerted little effort in defining and enforcing property rights. But as those things became more scarce, Indians appreciated the value of assigning property rights in (for example) hunting and fishing.

In other words, the American Indians were human beings who responded to the incentives they faced, not cardboard cutouts to be exploited on behalf of environmentalism or any other political program.

In some tribes, family- and clan-based groups were assigned exclusive areas for hunting, which meant they had a vested interest in not overhunting, and in making sure enough animals remained to reproduce for future years. They likewise had an incentive not to allow people from other families and clans to hunt on their land. In the Pacific Northwest, Indians assigned exclusive fishing rights that yielded a similar kind of stewardship: instead of catching all the salmon, some were left behind with an eye to the future. Whites who later established control over salmon resources unfortunately neglected this important Indian lesson.

Indians have not always recalled that lesson themselves. Consider the Arapahos and Shoshones on Wyoming’s Wind River Reservation, who in recent years (and with the help of all-terrain vehicles and high-powered rifles) have all but wiped out entire animal populations. Whatever happened to their spiritual kinship with nature?

In fact, this is the predictable result when wildlife is said to belong to everyone. There is no incentive to preserve any stocks for the future, since anything you might leave behind will simply be killed by someone else. Without property rights in hunting, there is no way (and no incentive) for anyone to prevent such short-term, predatory behavior. That’s why Indian tribes assigned these exclusive rights — it was the best way to preserve animal species and provide for the future.

Say, doesn’t this lost Indian wisdom bear repeating?

Government Tax Foreclosure Homes

The government tax foreclosure houses are the most sought out homes. Many families have lost their homes because they are not familiar with the offers by lenders that are designed to help them out of distress.

RealtyTrac executive Rick Sharga claimed there were around 600,000 properties internationally that were undisclosed on the foreclosures listing. Sharga said that another 80,000 homes were undisclosed in California’s registry. The executive of RealtyTrac stated in eForeclosures Magazine that if these homes had listed it would because price declines to deepen and more chaos to develop.

During studies RealtyTrac discovered that 1/3 of the foreclosed properties had been listed. The Chronicle also contended that in San Francisco Bay over 33% of foreclosed properties were concealed in inventories or else “hidden in shadow.” This is a common term used in real estate and it refers to bank repossessed.

The conclusions outlined by the Chronicle were based on MDA’s DataQuick Studies. During these studies, it was discovered that lenders had repossessed more than 51 thousand homes including condominiums between 2007 and 2009. Yet, the listings only included “30,823″ housing units of that “51, 602″ homes repossessed by the banks.

Brokers in real estate claimed that banks often post the repossessed homes in foreclosed listings, usually within a couple of months after the home has been repurchased.

The homes typically were sold immediately to other buyers and closed within that month. This completed the process of the repossession and registering of books within three months after the home was resold.

Chase, a large banking institute’s representative Tom Kelly declined answering any questions relating to the “hidden in shadow” inventory. Kelly stated that the bank was more interested in selling repossessed homes quickly rather than focus on foreclosures.

Over 100 homes in the state of California were not listed on the foreclosures record. MDA DataQuick’s Chief Exec Sean O’ Toole had said that the reports revealed a 65.5% repossession homes within an 18-month cycle.

Banks suggested that many of the homes that were “hidden in shadow” were not listed in the foreclosures listings was related to insufficient bank systems that could not handle such large volume of foreclosures.

Holmes on Homes-TV Reality Shows Are Not Reality

Holmes on Homes is gearing up to gain more market share in the USA to do this, they must find homeowners that have been ripped off by contractors. Let me run you through their first comedy run at this.

Appearing in a popular TV Talk show to respond to relevant questions is Mike Holmes: Interviewer: Mike, so what was wrong with the project? Holmes looked amazed and said loudly, What Was Not Wrong! – (Well, Holmes, we don’t know, that’s why we asked . . . YOU). Holmes continues with, I’ve read your contract, (A statement to this effect gives the listener the impression that Holmes also knows contract law.)

Here is a tip that may possibly save people thousands of dollars. NEVER agree to sign a contract that is written by a contractor who believes he has more knowledge about contracts than actual contract attorneys. Contract attorneys can and do rip apart contracts written by fellow attorneys. I like to see Holmes educate a contract Lawyer about a Legal contract.

Holmes goes on to fumble through the blueprints saying, I know I saw 17 foot 1, over and over. If one of my foremen could not find a dimension on a blueprint, he would not be my foreman. 1st year apprentices start learning how to read prints and by their final year they can navigate the documents confidently.

Continuing, Holmes states, the common nail should not be used. The year was 1958 when my father built our house with common nails. Today, that house is still solidly standing. To Wit ” Every fastener has its place. To over generalize about common nails shows a disinterest in knowledge about building theory and building practices then and now.

To cap this off, the contractor is never asked to give his side of the story on ANY of the Holmes on Homes shows. And get this ” The questionable contractor went on to do another big job in the same neighborhood as the botched job with No complaints from those people. Something is definitely wrong here folks.

Has it become clear that this show is for entertainment purposes only. It is my humble and experienced opinion that Holmes is one of the best C actors around. From the episodes I have observed I strongly believe he is not ” and I mean it ” NOT, a REAL contractor. If you listen to him and have faith in his knowledge then you will have problems on your building site.

Lastly, for those of the mind that he has been of help to such a volume of people. These numbers might interest you: – 12 episodes encompassing 6 show seasons. (That means 72 people helped over the years, if they truly did helped someone in each episode) – Hundreds of people have been helped by me in my 32-year career. This does not include the thousands of honest contractors I know, performing at at excellent status to please their clients over the last several decades.

Nascent Trend: This is the first stage of the trend. In the beginning of the trend when the new trend just starts either upside or downside, most market players are still skeptical about the possible new trend direction during the nascent stage of the trend. Volatility is thus low as both bears and bulls tread carefully and are cautious. Nothing is clear at this stage of the trend. Market players are trying to confirm or deny the start of a new trend. So everyone is cautious.

Fully Charged Trend: This is the second stage of the trend and during this stage the trend becomes well established! The trend becomes fully charged as there is now evidence from fundamental data that supports the trend direction. The trend is in full progress and it is time for more action now. Traders who are caught on the opposite side of the market become exposed when the new information proves them wrong. They become desperate.

During this period a lot of changing positions will take place. This causes the currency prices to move more dramatically within that trend period. Traders who were initially on the wrong side of the market become new converts to the trend.

Everyone wants to jump in the trend. More and more positions are established. Traders become convinced of the direction of the trend and new information convinces most of the traders of the direction of the trend. Hence volatility tends to be high during this period. This brings prices to higher highs in an uptrend or lower lows in a down trend. Always remember, Trend is your friend. Ride the trend as long as it lasts.
