Some suggest gay marriage will merely undermine one of our most fundamental societal institutions, causing countless straight couples to get divorced because exclusion of gays was the only thing holding their marriage together.

But we know better. Gay marriage killed the dinosaurs. If we let liberal activist judges in Massachusetts and California set the course, the blood will run in rivers. Mixed with molten lava.

Home Inspections: Inspecting The Garage

During the process of the home inspection, the home inspector will examine the garage to determine if any defects and potential safety hazards are present. Here is a list of five areas inside the garage the home inspector will look at.

1. Garage Type ” The first thing the home inspector will determine is the type of garage. For example, is the garage attached, detached, built-in, basement, or carport and will the garage hold one car, two car, three car, etc?

2. Structure ” The home inspector will look at and determine how the garage is constructed. Structural types include masonry, wood frame, steel frame, etc. The home inspector will discuss the level garage to which the garage is finished (walls closed in and insulated) or unfinished and the condition of the garage floor. The home inspector will evaluate the door into the home to verify it meets fire and safety requirements.

3. Electrical ” Inside the garage, all of the electrical switches and outlets will be tested. The home inspector will document if outlets have GFCI (Ground Fault Circuit Interrupter) protection. All other electrical information will be in the electrical section of the home inspection report.

4. Garage Doors and Openers ” The garage doors will be examined for any visible signs of defects. If the garage doors have an automatic garage door openers installed, the home inspector will test them to see if they are operating correctly. Automatic garage door openers should have a safety feature called auto reverse installed that does not allow door to close on someone.

5. Plumbing ” The home inspector will determine if the hot water heater is located in the garage and if it is installed properly based on the fuel source. Gas water heaters should be installed at least 18 inches off the ground on a secured platform. The home inspector will also test any sinks or plumbing fixtures.

Transfer of Funds to Brazil for Property and Land Purchases

Transferring funds to and from Brazil is a relatively straightforward process, however there are a number of rather complex rules and regulations that must be adhered to in order to carry out transfers correctly. These rules are enforced by the government-owned Banco Central do Brasil.

Funds sent to Brazil for the purpose of buying property or land must be sent from your own bank account directly to the account of the person selling the property.

However, although technically this is a direct transaction, in fact all international transfers are routed via the Banco Central do Brasil and pass through a holding exchange account en route to their destination.

In order for the seller to access the funds that you have sent, they must present the sales contract, which you have signed and then the exchange will take place.

For this reason banks cannot at this time offer a firm exchange rate at the time of transfer as the exchange rate will only be confirmed when the seller presents the sales contract to their bank.

As this can create complications due to shortfall or overpayment, it is important to ensure your purchase contract allows for a margin of plus or minus 10% with regard to the amount sent. Most well-drafted Brazilian contracts do so as a matter of course.

This transfer system provides several benefits to the international purchaser. Not only does it ensure the your funds are registered correctly, thereby proving your investment into Brazil.
