Can You Make Money On Your Home Purchase?

Is it possible to make money on a home purchase?

I just want to give you some examples of why I believe home buying is a great investment. I know this is not the time to talk about home buying as an investment in this down market. But I still believe that buying a home, even in this market is still a good investment.

I am going to give an example of this. How much does it cost to buy a home? I mean out of pocket expense? I want to use 2009 as an example.

Now most loans are FHA loans or federal housing association type loans. So I am going to use this as an example. I am all so going to use nice round numbers.

We are going to talk about the down payment. Right now lenders are requiring a down payment of three percent. i am going to give a example of a one hundred thousand dollar house. So we are going to need a down payment of three thousand dollars.

Some other cost on the loan will be the closing cost. You can expect to pay about twenty five hundred dollars for the closing cost. Or the cost associated with getting a mortgage. if we add this with the down payment we are looking at a total of five thousand five hundred dollars.

But are we really down five thousand five hundred dollars. We need to take in account the eight thousand dollar government credit they will be given to the end of the year.

So our total now is going to be $3000. What about the property payment? we are still going to have a mortgage payment of eight hundred fifty dollars. but you have a rent payment to. So no matter what we are going to have a payment.

With our three thousand dollars in our new property. I always take real estate in the long term. I am going to use at least 10 years as an example.

So far we are only up three thousand dollars. But where are we going to be in ten years. because we all ways want to be thinking long term. We should over those ten years watch the property price double in that time.

Now their are not very many investments that can do something like this in 10 years. We are going to be up about $103000 in the full ten years. That is not a bad investment. Since we were up from the very first day!

I’m especially fond of the 75 million to pay for salaries in the FBI. Were their projections so bad that they are already out of money, or is this evidence of Obama re-instating the failed Clinton policy of treating the Global War on Terror as a police activity?

How about another 650 billion to allow people to buy TV converters for the switch to digital. I never spent my expired coupons- how many other people ordered them and didn’t spend them? How much money has fallen through the cracks on this already?

400 million to prevent STD’s. I have one comment- zip up your fly- it’ll save us 400 million dollars.

Lastly 2 BILLION DOLLARS to fund a clean coal plant that has already been deemed a failure.

Examining The Exterior In A Home Inspection

When you’ve found and made an offer to buy a home, you will be given an opportunity to hire a home inspector to get the home checked out. At the home inspection the home inspector examine the exterior parts and visible structure of the home. There are seven exterior areas the home inspector will focus on.

1. Trim and Eaves – The home inspector will examine the trim work and eaves for wood rot and other damage. This is typically done with a ladder or with a set of binoculars. The inspector will also evaluate the gutters, if installed, to determine any defects.

2. Siding and Wall Covering – The home inspector will document the type (or types) of material used on the exterior of the home. Popular types include brick, vinyl, wood shake, etc. In addition, the inspector will document any damage or flaws to the materials in the inspection report.

3. Paint and Caulking – The home inspector will document the condition of any painted surfaces and the caulking surrounding all exterior windows and doors. Painted surfaces generally include railings, siding, windows and door frames, and eaves.

4. Doors and Windows – The doors and windows will be examined to determine the material they are made of. The home inspector will discuss any defects and overall condition of the doors and windows.

5. Storm Doors and Window Screens – While inspecting the exterior side of the windows, the home inspector will report on any missing or torn window screens. In addition, any defects to the storm doors will be included in the home inspection report.

6. Porches, Decks, Patios, and Balconies – The home inspector will report on the condition of any porches, decks, patios, and balconies attached to the home. All defects are reported in the inspection report. Typical defects include problems with steps, railings, and wood to soil contact.

7. Additions – Many homes, particularly older ones, have had additional square footage added to them. The home inspector will comment on the connection of the main home and the addition and any defects that exist in the structure where the two sections meet.

SSCRA or the Soldier and Sailor Civil Relief Act were signed by President Bush on December 2003. The main point for this act was to set new legislation to simplify or ease both legal and economic burdens to military personnel whether active or retired.

What is the SSCRA

SSCRA addresses the inability of military men to meet financial obligations when they are in active duty. Financial obligations to include rentals, leases, mortgages, credit card payments and other similar types of transactions. The SSCRA also stretches to cover the dependents of the military men in question under the same guidelines.

SSCRA covers those under active duty, to include out on basic training exercises or assigned in the field. Often veterans miss the chance to pay their financial obligations since they are unable to do so during the line of duty. The SSCRA aims to provide legislation to these individuals so that they are given consideration regarding deadlines and payment due dates.

One focus of the SSCRA for military personnel/dependents includes leasing/renting of a property for residential purpose. (not to exceed more than $1,200 a month) Also the conditions must be met and the transaction must be first made before the service man is enlisted into active duty or departs for basic training.

Once on active duty, it’s almost impossible for them to settle the obligation. On this note, the service man must send a request of being under the protection of the SSCRA to the court when he or she receives an eviction notice. If the judge finds sufficient grounds which merits the protection from SSCRA then the court may postpone the eviction until the term of duty of the personnel expires.

Advantage of SSCRA for veterans on active duty

Often military personnel on active duty will not have the ability to fulfill their financial obligations to various institutions like credit cards, banks, insurance or mortgage lenders. The SSCRA was developed to provide a form of security to these men on duty on active duty.

SSCRA will provide enough “elbow room” for military personnel to be given extended deadlines for payments, foreclosures and mortgage transactions when they are in the line of duty. Though not all veterans are given the privilege of being under the protection of the SSCRA; some criteria and requirements must be met for both the transaction and the personnel before they are granted protection.

SSCRA and Interest Rates

Members on active duty who are unable to pay mortgages and who are facing foreclosure may then invoke the protection of the SSCRA to avoid such problems. Qualified debts are those incurred prior to service men coming into the line of duty. Also, the request will only be valid if the personnel are in the line of duty when the request was made which limited them from settling the said obligation.

Once qualified, the service member needs to send a letter to the lender/bank requesting that their interest rate be capped to 6% according to the provision stated in SSCRA. Also, they may should send a photocopy of the military order to the lender as proof that they are on military duty as stated in their letter of request. the process can take up to 3 months to complete.

Foreclosure and the SSCRA

The SSCRA also helps cover the military personnel under the obligation of a mortgage, trust deed or security of property for any financial obligation. The SSCRA simply states that the personnel are valid for protection under the SSCRA if the obligation and the property were done prior to their military service.

The provision states that prohibition of foreclosure or sale of mortgage property without the presence of the borrower, the military personnel in this case, whether in a judicial or a non-judicial foreclosure. It is also stated in the SSCRA that maturity dates and deadlines will be given an extension when the military personnel is in active duty until they are released from their given designation.

Even if the maturity date or the date of foreclosure is extended due to the military personnel’s inability to pay, the court will try to achieve a compromise agreement from both parties requiring the mortgage lender to pay at least half of the amount due while the mortgage holder extends the deadline or put a stay on the foreclosure or sale of the property.

Breakout Fading Explained (Part II)

If there is much market demand to buy above a resistance level or sell below the support, the forex broker acting as the market maker has to absorb all the buy/sell orders. However, you must know that the market maker is not a fool. There must be a seller for each buyer and a buyer for each seller.

When the new traders learn technical analysis, they tend to most eagerly follow trade recommendations based on certain chart patterns recommended in the books. Most of the retail traders being inexperienced or new like to trade the breakouts!

Most of the successful traders are contrarian in their trading approach. The seasoned traders do exactly the opposite of what the crowd is expected to do. They prefer to fade breakouts.

Most of the breakouts fail because the institutional or the seasoned traders take advantage of the crowd psychology of the retail or inexperienced traders and win at their expense. For every loser, there is a winner. Trading is a zero sum game.

Lets understand the tricks that can be played by the institutional dealers and traders. Market markets mostly the forex dealers and brokers can fade breakouts. Their game plan is simple. They will make money from the majority of the crowd who thinks that prices will rally happily after an upside breakout or decline dangerously after a downside breakout.

Market makers have to take the opposite side of your trade whether you like it or not. They are the pricing counterparties to the retail traders like you and me. Suppose most of the retail traders have placed their stop entry order at a certain price above the resistance level.

Market makers reach into their pockets. They spend some of their money to bid up the price to that level where most of the stop entry levels have been placed. Now they can sell to most of the traders who are desperate to buy. Thus making some decent profits from this trick played on inexperienced traders.

By selling to the retail crowd, market makers get the chance to close their long positions. Now they begin to overwhelm the buying crowd by going short. This pushes the prices down, below the breakout level. Many stop loss orders have been placed by the retail traders who wanted to trade the upside breakout at this price level.
