The choice of whether to get a TV or not is a personal one; some need it to stay sane; for others, it is simply a luxury. If you can do without, do.

Recreation is an important thing which you cannot forget about. If you don’t enjoy yourself, you will go crazy. However, this does not mean go on a spending spree. There are many cheap or free things you can do to enjoy your time such as watching TV, hiking, reading, or surfing the Internet.

In a nutshell, spend as little as you can.

Buying the cheapest thing is not always the most economical thing. Instead of paying a little for a product that lasts no time at all, pay a bit more for a product which will last you a very long time.

FHA StreamLine Refinance

FHA has granted streamline refis on insured mortgages since the early 1980’s. The “streamline” pertains only to the amount of documentation and underwriting that needs to be executed by the loaner, and does not mean that there are no tolls involved in the dealing. The standard prerequisites of a streamline refinance are:

The house loan to be refi must already be Federal Housing insured.

The mortgage to be refinanced should be current (not delinquent).

The home refinance is to result in a lowering of the borrower’s monthly principal and interest payments.

No cash may be made out on home mortgage refinanced using the streamline refi action.

Lenders may provide streamline refinances in several ways. Some loaners provide “no cost” refinances (actually, no out-of-pocket expenses to the borrower) by billing a higher rate of interest on the new loan than if the borrower financed or paid the closing costs in hard currency. From this premium, the lender pays any closing costs that are incurred on the refi.

Lenders may extend streamline refi and include the closing costs into the new mortgage sum. This can simply be complete if there is sufficient equity in the place, as seen by an appraisal. Streamline refinances can also be done without estimates, but the different loan amount cannot pass the original loan amount. Investment properties (properties in which the borrower does not lodge in in as his or her main residence) may only be refinances without an assessment.

Understanding the HVCC

On May one, 2009, the lawyer General’s Office of New York passed the HVCC, or Home Valuation code of conduct. In conjunction with Fannie Mae and Freddie Mac, the Attorney General developed the HVCC to limit the potential inflationary practices of home appraisals.

The HVCC remits banks to send copies of the appraisal to the borrowers at least 3 working days before the closing for no charge. It also forestalls lenders and other third parties from influencing or making an attempt to influence the appraisal in any way.

Lenders are now needed to indiscriminately select 10% of appraisals, test them, and report any misconduct to Fannie Mae or Freddie Mac. Estimates of in-home appraisers should not be the root of their compensation, and the appraisers should be independent of the sales staff of the lenders. State quangos are notified when infraction occurs in the appraisal process.

The HVCC is affecting 1-4 Family loans purchased by Fannie Mae and Freddie Mac. It does not affect FHA, VA, or jumbo loans. Non-public assignments are also unaffected, for example divorce appraisals, bankruptcy appraisals, tax grievances and tax appraisals. The HVCC applies only to appraisals, so automated valuation models, broker costs options, and tax assessments remain unaffected.

In contrast to common belief, communication between the real estate agent and the appraiser is not specifically proscribed by the HVCC ; however, it is intended to legally forestall the appraiser from obtaining payment for the appraisal directly from the borrower. A bank must permit a 3rd party to select, keep, and provide for all compensation to the valuer.

The HVCC doesn’t require the use of AMCs, Appraisal Management corporations. Appraisals may be ordered by lenders from indivdual appraisers. As long as mortgage brokers are picking, keeping, or providing payment of compensation to the appraisers, they are permitted to use specific AMCs directed by banks that use a group of authorized AMCs.

Under the code, lenders are prohibited from accepting appraisals that were ordered by mortgage consultants. Mortgage brokers are not allowed to provide lenders with a list of authorized appraisers for the bank to use when ordering appraisals.

The HVCC affects not simply the end user, but also each individual or company concerned in the Home Valuation industry. At the moment, only loans sold to Fannie Mae or Freddie Mac are dependent on the HVCC ; however, the FDIC, NCUA, and the Fed Reserve also have outstanding policies that will increase liability to both lenders and investors.

Oil and Forex Trading

Wall Street watches oil prices like a hawk. Remember the early part of 2008 when oil prices skyrocketed from near $70 to almost $150 within a few months. This was more than a 100% increase in oil prices. Many hedge funds heavily betted on the increase in oil prices and made a windfall.

It is being studied whether the increase in the oil prices was due to speculation by the hedge funds. When the stock markets crashed in the middle of 2008, most of the hedge funds had to liquidate their investments in crude oil futures to cover the redemption pressure on them. Oil prices collapsed. Oil prices are down now due to low consumer demand because of the global recession. But it is being predicted by the experts that with a recovery in the global economy, the oil demand will rise and the prices will go up again. Oil demand in China and India plays a major role now.

As oil prices go up, consumers have to spend more on oil. The more they spend on oil, the less they spend on other products. The less they spend on other products, the less profit other companies make. Declining profits means declining stock prices.

The opposite case is also true; less the oil prices become, the more Wall Street becomes optimistic and exuberant about the profit potential of companies. This increased optimism and exuberance translates into a bullish stock market. Two large futures exchanges are used to determine the prices of crude oil. One is the New York Mercantile Exchange (NYME). The other is the International Petroleum Exchange (IPE).

Historically, rising oil prices have been associated with falling stock markets. NYME is where most of the crude oil futures are traded. By monitoring the movement of the crude oil futures in NYME, you can develop a feel of the future economic situation of the United States. Since oil is heavily traded in US Dollar, this affects the US Dollar. The net effect is however a bit complicated.

Lets take a look at it more closely to understand the two effects that pull USD with oil. When oil prices increase, the demand for US Dollar also increases. Most of the countries need US Dollar to pay for their oil imports. High demand for US Dollar means that it should appreciate.

But this is not the whole story. Increased oil prices also take its toll on the US economy. The question is which effect is more important for the forex markets.

The effect varies from one currency pair to another currency pair. If you are watching a currency that involves the USD and a currency representing a country that does well during the times of high oil prices like Canada that has huge oil reserves after Saudi Arabia, the effect would be drop in the value of USD/CAD pair. US imports more oil from Canada than any other country. If you are watching a currency pair that involves USD and a currency whose economy is hampered by the rising oil prices, the demand for USD will rise.

So what we can say is that some currencies have positive correlation with oil prices and other currencies have negative correlation with rising oil prices. The currency pair CAD/JPY shows the strongest reaction to rising oil prices. Japan imports almost 100% oil.

Watch for CAD/JPY currency pair, when oil prices are going to rise again. CAD is positively correlated with oil prices. JPY is negatively correlated. So CAD/JPY has the strongest reaction to the increase in oil prices. It can be a very good currency pair to trade during times of oil price boom.

Breakout Fading Explained (Part I)

Suppose you believe that the currency prices will not be able to follow through action in the direction of the breakout. Fading breakouts refers to trading against breakouts. When we believe that breakouts from support and resistance levels to be false and unsustainable we fade breakouts.

Fading breakouts tends to be more effective as a short term strategy. It is not meant to be a long term strategy. False breakouts are also known as fakeouts. False breakouts are a bane for breakout traders but boon for breakout faders.

Support level attracts the buyers enthusiasm for higher bids. It prevents the price from falling further. The resistance level attracts the sellers enthusiasm for shorting and it prevents the price action from advancing higher. Support and resistance are seen as the price floor and the price ceiling respectively.

It is perfectly logical for the crowd to think that if the support level is penetrated, then the price action should move downward. The crowd is more likely to sell than to buy when the price action breaks the support level from above. The idea of trading breakouts appeals to many independent traders especially those new to currency trading. The crowd likes to trade the breakout.

The opposite is true of a price break above the resistance level and the crowd usually concludes that if the resistance is broken, then the prices are more likely to advance higher in the rally. Hence, the crowd is more likely to buy than to sell when the price action breaks the resistance level from below.

You will find clusters of stop loss orders placed around both the support and resistance levels. These stop loss orders are placed by traders who have brought near the support level or have sold near the resistance level. Now you can also understand why there tends to be large number of entry stop orders placed just above a resistance level and also placed just below a support level.

When the currency prices crosses below the support level, long positions will be stopped out. Similarly, short positions will be stopped out when the price action breaks out above the resistance level.

Why most breakouts fail? One of the most important reasons why most breakouts fail is due to the fact that smart traders need to take the money from the novice and inexperience traders. The majority will cash out of the trading game broke. Always remember, it does not always pay to have the same mentality as the crowd.

Money has to be made from the majority. Not from the minority who got it right. The crowd holds the dumb money with the weak hands. Smart money belongs to the big players who have a couple of tricks to sabotage the crowd.

The most money is made when the crowd turns out to be wrong. When the crowd scrambles to get out of their losing positions, it causes vertical rallies or declines. Read Part II for more.
